Asbestos Consultants

The presence of asbestos is a significant factor in a facility’s value and operation. Project management of asbestos removal is vital to ensure occupant safety and peace of mind as well as to ensure compliance with specifications and regulations. On-site Project Managers continuously inspect the enclosure, decontamination facility, equipment, negative pressure, dust suppression, worker protection, and clean-up to add significantly to the quality and safety of the work. All of Dolphins Project Managers possess both technical training and field experience prior to performing independent project management.

Mold Consultants

Molds can cause a wide variety of adverse responses in people depending on the type and quantity present. However, these are not the only factors when considering the health effects of mold exposure. Since human responses can be highly individualistic, the sensitivity of the person exposed is also an important consideration. For example, infants and young children, the immune compromised, and the elderly are at an increased risk for experiencing adverse health effects related to mold exposure.

Indoor Air Quality (IAQ)

Indoor air quality assessments are requested for one of two reasons; complaint driven or as a proactive approach. Complaint driven assessments are made when an individual or group of individuals have specific symptoms and complaints. The assessment process begins with interviews of the complainants followed by inspection of the facility including the air handling equipment. Routine testing is also conducted to determine the adequacy of the fresh air supply and temperature and humidity control. Specialized testing for allergens, mold and volatile organic compounds may be also be utilized depending on the nature of the complaint.

Many of our clients take a proactive approach and have indoor air quality assessments performed to determine how their building compares to generally accepted standards for air quality. At this time there are no meaningful regulations governing indoor air quality but there are standards to which the indoor air quality can be compared including the World Health Organization and The American Society of Heating, Refrigeration and Air Conditioning Engineers (ASHRAE).

Phase I Environmental Site Assessment (ESA)

Phase I Environmental Site Assessment (ESA) will protect your assets by offering the degree of detail required to legally meet your due diligence obligations. Our reports are guaranteed to meet or exceed the ASTM-E-1527-13 standard for Phase I Environmental Site Assessments. In some instances, further testing of media may be required to meet this obligation. An Environmental Site Assessment is a report prepared for a real estate holding which identifies potential or existing environmental contamination liabilities. The analysis often called an ESA, typically addresses both the underlying land as well as physical improvements to the property.
